Seller Information

 
1. If you presently have a mortgage or line of credit on your property we will obtain a written "payoff" letter from your lender. In order to do this we will need your social security number , the name, telephone number and account number of your lender(s) and written authorization from you.
2. If the property is a condominium or you pay homeowner's association dues, please provide us with a contact person.
3. We will need the social security number of each seller.
4. We assume each seller will attend closing in person, if that is not the case, please let us know so we can make the proper arrangement. All "power of attorney" documents must be approved prior to closing.
5. Your spouse will have to sign the deed, even if they do not hold title with you.
6. Make sure we know how to reach you in case problems come up when we do the title search.
7. It is up to you to cancel your existing homeowners insurance.
8. Please bring photo i.d. to closing.

Buyer Information

 
1. Make sure the contract you sign accurately reflects what you and the seller have verbally agreed to.
2. It is recommend that you hire an inspection company to perform a thorough inspection of the home. Your contract may require any inspections be done within a certain time frame.
3. Check with your new lender about their requirements for proof of hazard insurance. You'll want to provide a copy of the insurance and billing to your lender and Boren-Scott Title Company.
4. In most cases, a termite inspection will also be needed. Your real estate agent will assist with ordering the termite inspection. A copy of the inspection form and billing will need to be provided to the lender prior to closing, and the original brought to closing. If you are obtaining an FHA or VA loan, the termite company will need to know so that they provide the correct form. In most contracts the buyer has agreed to pay for the termite inspection, and if treatment is required the seller may choose the company and pay for same.
5. We assume you ( and your spouse) will attend closing, if that's not the case, let us know and we can help make the proper arrangements to get the documents signed prior to closing.
6. If you are married, your spouse is required to sign the mortgage (or consent to mortgage in some cases) even if he or she is not on the loan or taking title.
7. You or your lender may require a survey. Please note that there is more than one type of survey. Your owner's title insurance does not provide survey coverage so you may want to obtain a survey prior to closing.
8. There are some "first time home buyer" programs. Check with your lender or real estate agent to see if you qualify.
9. Certified funds are required at closing. Check with us the day before closing to obtain the amount needed.
